Real estate mediation

You can check the licence at impic.pt.

Fees and what they exclude
Our fee and the cashback rule are set out in your written agreement. Cashback depends on the commission share actually received and is not guaranteed.
Not included: taxes (IMT, stamp duty), lawyer, notary, land and commercial registry costs, bank and mortgage costs, and the cost of any works, which are quoted and paid separately.
Tax and legal content on this site is general information, not advice. Conversations, listings and figures shown on the home page are illustrative.
Privacy (GDPR)
Controller: [company legal name], koig@mail.grokbot.com.
What we collect: your name and contact details (WhatsApp number, email), your property brief (areas, budget, timing, funding, residence) and, when you go ahead, your tax number (NIF) and identity documents needed for the purchase.
Why, and on what basis: to answer your enquiry and prepare and perform your agreement (Art. 6(1)(b) GDPR); to meet legal duties, including anti-money-laundering identification (Art. 6(1)(c)); and, where you agree, to send you new homes (consent, which you can withdraw at any time).
Who receives it: only the partners needed for your purchase (partner agency, lawyer, credit intermediary, inspector, contractors), and our service providers: WhatsApp (Meta Platforms Ireland), website hosting (Cloudflare) and [AI provider]. Where data leaves the EEA, it is protected by an adequacy decision or the European Commission's standard contractual clauses.
How long: enquiries that do not lead to an agreement are deleted after [retention period, e.g. 12 months]; client files are kept for as long as the law requires (anti-money-laundering records: 7 years).
Your rights: access, rectification, erasure, restriction, portability and objection, by writing to koig@mail.grokbot.com. No decision with legal or similarly significant effects is taken about you by automated means alone. You may complain to the Portuguese data protection authority, CNPD (cnpd.pt).
Use of artificial intelligence
First conversations on WhatsApp are handled by an AI assistant, which answers your questions and qualifies your brief (area, budget, timing, funding and, when relevant, your NIF). You are told at the start that you are talking to an AI, in line with Art. 50 of the EU AI Act. A human consultant reviews your file, and you can ask to speak to a person at any time.
Complaints and dispute resolution
You can file a complaint in the electronic complaints book (Livro de Reclamações Eletrónico) or write to koig@mail.grokbot.com.
In a consumer dispute you may turn to an alternative dispute resolution (RAL) entity: [competent RAL entity, name and website]. More information at the Consumer Portal, consumidor.gov.pt. Portuguese law applies.
