Seller's agencies share part of their commission with whoever brings the buyer. When that share comes to us, we pass up to half of our net share back to you.
Cashback depends on the commission share actually received on each purchase and is not guaranteed. Property search, viewings and negotiation are carried out under the licence of our partner [partner agency name], a licensed real estate mediation company (AMI n.º [_____]), under a written contract with you. Taxes (IMT, stamp duty), lawyer, notary and registration costs are not included.

Questions
Are you an estate agency?
No. We're a concierge that works for the buyer, and one team handles your whole purchase. Property search, viewings and negotiation are carried out under a licensed partner agency's AMI licence; legal work, credit and valuations are done by licensed partners.
Do I need to speak Portuguese?
No. Talk to us in your language; we handle the Portuguese side with partners, agents and offices.
Do I need to install anything?
No. It works in WhatsApp. The private page opens in any browser, without an account.
Who makes the decisions?
You do. We suggest, explain and chase. Nothing is offered or signed without you.
What about the 7.5% non-resident IMT?
Since around 25 May 2026 (Decree-Law 97/2026), non-resident buyers pay a flat 7.5% transfer tax (IMT). The difference can be refunded if you become tax resident within 2 years, or let the home at a moderate rent. We plan for it from day one and track the deadlines; our lawyer partner confirms how it applies to you. General information, not tax advice.
